Asset Manager

Detailed Job Description:

  • $150,000 + super
  • Property investment | Private family office
  • Sydney CBD | Fully office-based

What makes this company unique?

  • Step into a private family office with an established portfolio spanning industrial, commercial, and retail property assets
  • This isn’t a role where you’ll sit several layers away from the decision-making! You’ll work closely with senior leadership and have genuine visibility across the portfolio
  • Enjoy the variety that comes with different asset classes, from commercial offices and industrial properties through to retail centres
  • You’ll have the opportunity to really know your assets, understand what is driving their performance, and have a voice in how they are managed
  • There’s a strong commercial mindset here, but equally, relationships matter. You’ll work directly with tenants, agents, valuers, contractors, and other key partners
  • You’ll have the best of both worlds! An established portfolio to step into, with an environment that is agile enough for you to make your mark

What is unique about you?

  • You’re an experienced Asset Manager or commercial property professional who loves having genuine ownership rather than operating within a narrow remit
  • Commercially sharp, you’re comfortable getting into budgets, cashflow, outgoings, and portfolio performance without losing sight of the bigger picture
  • You know your way around a lease! Negotiations, renewals, rent reviews, and tenant conversations are all areas you can confidently own
  • You’re equally comfortable behind a spreadsheet, walking an asset, or sitting across the table from a tenant or leasing agent
  • Naturally proactive, you spot potential issues early and come to the table with solutions rather than waiting to be told what to do
  • You build strong relationships but can still hold your ground when a commercial conversation or negotiation calls for it
  • You’re naturally meticulous, with strong attention to detail across everything you take ownership of
  • You’re comfortable working autonomously and enjoy being the person who knows exactly what is happening across your portfolio

A snapshot of your role…

  • Take day-to-day ownership of a portfolio of industrial, commercial, and retail assets, keeping a close eye on financial and operational performance
  • Manage property budgets, cashflow forecasts, outgoings, arrears, and monthly performance against budget
  • Lead leasing activity across the portfolio, including new leases, renewals, rent reviews, incentives, and negotiations

  • Build strong relationships with tenants and manage issues, requests, and lease matters from start to finish
  • Work closely with external leasing agents, valuers, insurers, property managers, and contractors to keep each asset performing at its best
  • Stay close to the physical portfolio through property inspections, maintenance, capital works, and compliance, while providing clear reporting and commercial recommendations to senior leadership

This role will be placed quickly, don’t hesitate!
